Re-roofing in Peoria, Illinois

Got three quotes? Lay them side by side.

I'm Monika Larsen. I put every line of a re-roof on one page: what comes off, what goes on, what costs extra and when you get the number. Take that page to the other two roofers and ask them to match it.

A letter from the owner

Before you sign with anyone, including me

Dear neighbor,

A roof costs more than almost anything else on the house, and you're holding three quotes that don't look alike. One is a page, one is a number in a text message. I know the feeling. I've sat at that kitchen table with the pile.

Here is how I work. I climb up, look in the attic, and write down every line of the job: what comes off, what goes on, what happens if the deck is rotten and what isn't in the price. Take that page to the other two roofers and ask them to match it. If they do, hire the one you like. If they don't, you've learned something.

Then call me, or don't. Either way you'll know what you're comparing.

What I do

Re-roofs first, repairs when a repair is enough

  • Re-roofing

Asphalt shingles on houses, torn off to the deck and rebuilt layer by layer.

    How a re-roof goes
  • Repairs and leaks

Flashing, a few shingles, a vent boot. If a repair is the honest answer, I say so.

    What I repair
  • Gutters and flashing

Replaced with the roof when they're damaged or too small, left alone when they're fine.

    All services
  • Attic and ventilation

A look at the deck from underneath, the insulation and the airflow, on every visit.

The estimate visit

What happens when I come to the house

One visit, about an hour, and I do all four stops myself.

  • From the ground

I walk the outside first: gutters for shingle grit, fascia and soffit for rot, the lines of the roof.

  • On the roof

I go up tied off, or fly a drone on a steep one. I'm looking at the shingles, the flashing and every pipe and vent.

  • In the attic

If I can get in, I check the deck from underneath, the insulation and the airflow, and photograph any stain.

  • On paper

You see the photos first. The written estimate follows with the work, the exclusions and the number, and it holds for 30 days.

What neighbors say

From people who had three quotes too

“Hers was the only quote that said what happens if the deck is bad, with a price per sheet. We found two bad sheets and the bill matched the page.”

Walid S.Re-roof, East Peoria

“She showed me photos from the roof and the attic on her phone before she said a word about cost. Then the page came the next morning.”

Zoya M.Re-roof, Bartonville

“I called about a brown stain on the ceiling. She said it was the chimney flashing, not the roof, and fixed that instead of selling me a new one.”

Before you call

What people ask me at the kitchen table

How long does a roof last?

Asphalt shingles run about 20 to 30 years: 15 to 20 for 3-tab, 25 to 30 for architectural. Sun, ventilation and winters change that, and I tell you what I see on yours.

Can you put a new roof over the old one?

Sometimes, but code limits it to one existing layer, and most roofers, me included, would rather see the deck. I'll tell you what your roof has and what I'd do.

How long does a replacement take?

Most houses take one to three days. A big or steep roof takes longer, and a cold week slows things down because shingles don't seal well below about 40 degrees.

Do you require a deposit, and do you offer financing?

Deposit and payment schedule are written on your estimate, so you see them before you sign. I don't offer financing through this site.

What if it rains during the job?

We tear off only what we can cover and dry in that day, and tarp what's open. If a storm is coming, we stop early.

Ask for an estimate visit
