Questions
Everything I get asked before a re-roof
How long does a roof last?
Asphalt shingles run about 20 to 30 years: 15 to 20 for 3-tab, 25 to 30 for architectural. Metal, tile and slate last longer but are specialist work I don't do.
How much does a new roof cost?
It depends on squares, pitch, layers, the deck and what goes on. That's why I write it down after the visit and don't post a number. The estimate page shows what drives it.
Can you put a new roof over the old one?
Sometimes. Code limits it to one existing layer and not over a wet deck, and most roofers advise against it. I'll tell you what your roof has.
How long does a replacement take?
Most houses one to three days. Large, steep or complicated roofs take longer, and winter can double it.
Do I need a permit?
Almost always for a full replacement. I pull it when your town asks for one, and the fee shows on the estimate.
What if it rains during the job?
We tear off only what we can cover and dry that day, and tarp what's open. If a storm is coming, we stop early.
What are the signs I need a new roof?
Age near the end of its life, curling or missing shingles, grit in the gutters, a sagging deck, daylight or stains in the attic, damaged flashing or moss.
What warranty do I get?
Two parts: the shingle maker's material warranty and my workmanship warranty. The term for mine is written on your contract.
What does "lifetime" mean?
Usually as long as you own the home, for manufacturing defects, and often prorated after an initial period. The maker's own page says exactly.
Why does a contractor's credential matter?
Only credentialed roofers can register the maker's enhanced warranties. I'll tell you plainly which, if any, I hold.
Do you require a deposit, and do you offer financing?
The deposit and payment schedule are on your written estimate. I don't offer financing through this site.
Do I need new gutters with a new roof?
Not always. They're replaced when damaged, sagging or too small, and left alone when they're fine.
What do I do before the crew arrives?
Move cars out of the driveway, take fragile things off the walls, cover what's in the attic and keep kids and pets away from the yard. I send a reminder with the start day.
Will insurance pay for my roof?
For sudden damage, subject to your policy. Not for wear, age or neglect. Whether to file is your decision, and the claim is between you and your insurer. I can inspect, photograph and write an itemized estimate you can share with them.
Your question isn't here?
Ask it. Text or call, and Monika or Ivana will answer.
