Estimates
How my prices are built
I don't post prices, because a roof isn't a product. Here is what decides yours, and when you get the number.
What decides the price
Fifteen things move the number. I go through them with you at the visit, and each shows up as a line on the page.
Roof area in squares, and pitch
Hips, valleys and dormers
Material and layers to remove
Deck condition, found after tear-off
Flashing, ventilation, access
What the estimate includes, and what it doesn't
The page lists the work line by line. If it's not on the page, it's not in the price.
Includes: tear-off, disposal, deck check
Includes: underlayment, drip edge, flashing, shingles, ridge
Includes: ventilation, permit, cleanup, warranty papers
Not included: rafter or fascia rot found later
Not included: chimney masonry, skylights, gutters
Not included: interior repair from old leaks
What happens at the visit
I come to the house, walk the outside, go on the roof, look in the attic and take photos. The written estimate follows and holds for 30 days.
When you get the number
In writing, after the visit, before any work starts. It's a flat price for the work on the page, with the per-sheet deck price stated.
How and when you pay
The deposit and the payment schedule are on the page. You see them before you sign.
If the job changes
A change, like extra bad decking, is priced the way the page says and agreed with you before the crew does it.
The visit
Nine steps, from the call to the follow-up
- 01
Step 1: You book
By phone or the form. I ask the roof's age, what it's made of and whether it leaks.
- 02
Step 2: Ground walk
Gutters, fascia, soffit and the lines of the roof.
- 03
Step 3: On the roof
Tied off, or by drone on a steep or fragile one. Shingles, flashing, pipes and vents.
- 04
Step 4: The attic
The deck from underneath, the insulation and the airflow.
- 05
Step 5: Measuring
Squares, pitch, layers and how complicated the roof is.
- 06
Step 6: Photos shown
What I found, and whether it's a repair or a replacement.
- 07
Step 7: Written options
The work, the number, and a cheaper option if there is one.
- 08
Step 8: Storm damage
Inspection photos and an itemized estimate of the work. Nothing more.
- 09
Step 9: Follow-up
One call to see if you have questions. Then I leave you alone.
